EPC (Engineering, Procurement and Construction)

Summarize with

What is EPC?

EPC stands for engineering, procurement and construction. It describes a way of delivering a project in which a single contractor, the EPC contractor, takes charge of three things:

  • Engineering. Designing the system and preparing the drawings and specifications.
  • Procurement. Buying the equipment and materials, and managing the suppliers.
  • Construction. Building, installing, testing and commissioning the project.

The client deals with one company, and that company is accountable for the result. This is why EPC contracts are often called turnkey: the client "turns the key" and the project works.

You will see EPC in solar, power plants, oil and gas, infrastructure and large buildings. In the solar industry, the word is also used for the companies that design and install solar systems for customers.

A simple example to understand it

Meet Vikram, who owns a solar EPC company in Jaipur. A textile mill wants a 500 kW rooftop solar plant on its factory roof.

  • Engineering: Vikram's team surveys the roof, checks the loads, designs the layout and prepares drawings.
  • Procurement: the team buys modules, inverters, structures and cables, and tracks deliveries.
  • Construction: crews install the system, test it, and commission it with the utility.
  • Handover: Vikram hands over a working plant with documents and training.

The mill signs one contract and deals with one company. If something is missing or late, there is one place to ask.

TermWhat it means
EPCOne contractor designs, procures and builds the project
EPCMA contractor manages the engineering, procurement and construction, but others do the physical work
DeveloperThe company that owns and develops the project, and may hire an EPC contractor
O&MOperations and maintenance after the project is built. See annual maintenance contract
TurnkeyA contract where the supplier delivers a ready-to-use system

Stages of an EPC project

  1. Enquiry and survey. The client asks, and the contractor visits the site. See site survey.
  2. Design and proposal. The contractor designs the system and prepares a quotation with a bill of quantities.
  3. Contract. Both sides agree the scope of work, price and timeline.
  4. Procurement. Materials are ordered, tracked and received. See purchase order.
  5. Installation. Crews build the system in stages, with checks along the way.
  6. Approvals and commissioning. The system is tested and approved by the relevant authorities where needed.
  7. Handover. The client receives the system, documents and a completion certificate.
  8. After-sales. The EPC may continue under an AMC.

Common mistakes in EPC businesses

  1. Quoting from a weak survey. If the site is not understood, the price is a guess.
  2. Losing track of materials. Without clear stock records, project costs drift.
  3. Treating the sale as the end. Maintenance contracts after installation are where lasting revenue sits.
  4. Paperwork left until the end. Approvals and documents take time and delay handover.
  5. Spreadsheets everywhere. When sales, projects, stock and service sit in separate files, nobody sees the whole picture.

How ZEP360 handles EPC

ZEP360 is built for firms that install and then maintain. A pipeline in ZEP Sales takes enquiries from WhatsApp, your website and other sources, and the site survey is captured on a mobile form with geo-tagged photos. Quotations are built from the survey data, and once approved the job moves into ZEP Projects, with stages, tasks, a BOQ from a saved template and budget against actual. ZEP Inventory manages stock by warehouse and material requests, and for solar projects, net metering, CEIG clearance and other sign-offs are configurable stages with documents in the format each state and DISCOM expects. After handover, ZEP Service takes care of visits and renewals. See more on solar project management software.

Frequently Asked Questions

What does EPC mean?

EPC stands for engineering, procurement and construction. It describes a project delivery model where one contractor designs, buys equipment for and builds a project, then hands over a working system. The same letters can mean other things, such as energy performance certificate in property.

What does an EPC contractor do?

An EPC contractor designs the project, procures the equipment and materials, builds and commissions the system, and hands it over. It carries responsibility for cost, schedule and performance, as set out in the contract. Some also offer maintenance afterwards.

What is the difference between EPC and turnkey?

They are very similar. A turnkey contract delivers a ready-to-use project, and EPC describes the three activities that make it happen. Most EPC contracts are turnkey, meaning the contractor is responsible from design to handover.

What is an EPC company in solar?

In solar, an EPC company designs and installs solar systems for customers, including the engineering, equipment purchase, installation and commissioning. Many also handle approvals and offer maintenance contracts after installation.

What is the difference between EPC and EPCM?

In EPC, the contractor does the work and takes the risk for delivery. In EPCM, the contractor manages engineering, procurement and construction on the client's behalf, while other contractors do the physical work. EPCM usually carries less risk for the manager.

Why do clients choose EPC contracts?

Because they give one point of responsibility, a clearer price and a single timeline. The client avoids coordinating many contractors and can hold one company accountable for the finished project.
